Student debt and home buying
Medical and dental school debt is the reason physician loan programs exist: conventional underwriting often counts the full student loan payment in debt-to-income, which can block a purchase even when training income supports the housing payment. Physician programs sometimes treat student debt differently — but "sometimes" is not a rule you can rely on without a lender letter.
How student loans enter DTI — the formula
Debt-to-income adds monthly obligations and divides by gross monthly income. For many conventional files, the student loan line uses the payment on your credit report or a calculated payment if the loan is in deferment. Physician programs may instead use income-driven repayment, exclude loans entirely, or cap the counted payment. We do not state which method your lender uses — run both scenarios in the student debt DTI tool.
Income-driven repayment during training
Residents on IDR often have a modest monthly payment relative to balance. Whether a mortgage lender uses that payment or a hypothetical fully amortizing payment is a common friction point. Bring your IDR documentation and ask how it will be entered in the automated underwriting system before you rate-shop homes.
Paydown vs purchase timing
Paying down student loans before buying reduces DTI but drains cash you might need for down payment and reserves. There is no universal right order. Model your DTI with and without the student loan line, then compare down payment scenarios in the doctor loan vs conventional tool.
Co-signers and PLUS loans
Parent PLUS loans and co-signed private loans may appear on your credit even when parents make the payment. Disputing accurate reporting is not a strategy — either document that someone else pays (if the lender allows) or count the payment in your plan.
What to bring to pre-approval
- Student loan statements with balance and monthly payment.
- IDR plan approval letter if applicable.
- Proof of any employer repayment assistance — terms vary.
- Permalink from our DTI tool showing both inclusion and exclusion scenarios.
Deferment and grace periods
Loans in deferment may still have a payment assumed in underwriting. Ask which figure will hit your credit report at application versus at closing. A deferment ending mid-process can change DTI without warning.
Public service loan forgiveness
PSLF participation does not automatically change how a mortgage lender counts your payment. Refinancing federal loans for a lower rate can remove forgiveness eligibility — that is a career and tax decision separate from this site. Bring your servicer statements showing the payment used for mortgage qualification.
